How to work with a Broker/Realtor Associate:

  1. Broker/Associate listed a property for sale; he/she represents the seller
  2. Broker/Associate shows you a property for sale listed with another Brokerage company; absent a Buyer's Representation Agreement he/she represents the seller
  3. You've agreed to have a Broker/Realtor Associate represent you (in writing).  He/she represents you solely.
  4. You've signed a Broker Representation Agreement, your agent shows you a property listed by the same firm, and you are interested in purchasing it.  Texas state law codifies a relationship referred to as Intermediary.  (Click on link to see the precise requirements of all parties in this relationship)

    The Broker becomes the intermediary and may appoint a separate agent to each party to carry out instructions of the respective party, give advice, and treat all parties to the transaction fairly.  (Please see more details in the hyperlink above)
